Sustainable Housing – Time to Support Green Housing in India

Green or sustainable housing in India has been boosted due to everyday increasing population and stress on natural resources. Expectations of Real Estate Sector from Budget 2015-16

With budget 2015-16 on its way scheduled at the end of this month, Indian real estate market is all set with its bucket of wish list. This time market is expecting a bigger chunk in the financial planning as sector is part of major initiatives taken by the central government like 100 smart cities and Housing for All by 2022.

The government has already announced in its first budget the vision of Affordable Housing by 2022 and now the time is to implement it. The reviews from real estate experts convey that Affordable housing policy and industry status for the housing sector are the need of the hour.

In the wish bucket, another point is single window clearance. In order to fast track the approval on projects, a single window clearance is required to push the supply pipeline. In a current situation, the process of approval is very lengthy and consumes almost from one-and-a-half to two year. The delay in approval results in further increment of total cost, making buyers to pay approximately 25 – 40 percent extra. Experts believe that this will help in bringing down the property prices. Government should also ensure that construction quality norms are not compromised.

As per the reviews from Mr. R. K. Arora, CMD of Supertech Limited, it is expected that interest rate on housing should be lowered by 2-2.5 percent to give a boom to the real estate sector. To turn the governments vision “Housing For All – 2022” into realty, the apartments that are under 1000 sq.ft. should be exempted from The Income Tax Act 80I(B). He says that by doing so, the benefits will be directly transferred to the customers.
